COMPLETE
Question - Will I complete before the end of June.... if I instruct in March?
Unfortunately, any new instructions received from March 2021 are unlikely to complete by the end of June, due to multiple factors outside of our control.
At DP Conveyancing, we fix our caseload so we never go above what we are capable of working (click link), but the house moving industry expect to see a big increase in the number of people buying / selling houses, for the following reasons:
1) Stamp Duty holiday - The new Stamp Duty holiday extensions announced in the 3rd March 2021 budget by the Chancellor are a big incentive to move ‘now’, rather than ‘later’ for a lot of people.
2) Consumer confidence – There is a step increase in consumer confidence as Covid vaccinations move at pace and the country starts to emerge out of lockdown, so more people are willing to move house.
3) Increased demand on others involved in the process – As more people move, there will be an increased demand of Searches at local councils, surveyors, mortgage lenders etc. These all add to delays in the process, and delay completion.
4) Time of year - The normal seasonal surge in people moving house occurs in the Spring / Summer.
Due to these factors, a number of other law firms will see a rise in their caseloads unless they cap their caseloads. Unfortunately, this does not always happen with a ‘get as many as we can’ mentality in some cases.
